To ensure a safe and comfortable stay at THE OKINAWA SHURI (hereinafter referred to as "the Facility"),
all guests must comply with the condominium's management bylaws and the following usage rules.
* This page is a summary of the management bylaws. In actual operation, the original provisions of the latest management bylaws and detailed usage rules will always take precedence.

1. Rule Compliance & Exclusion of Anti-social Forces

  • Obligation to Comply: The tenant shall fully comply with the management bylaws, detailed usage rules, other regulations set by the management association, and resolutions of the general meeting.
  • Exclusion of Anti-social Forces: The tenant guarantees that they are not a member of an organized crime group or any associated anti-social forces, and will not be in the future.
  • Right to Cancel Without Notice: If it is discovered that the tenant is an anti-social force, or acts contrary to this guarantee, the owner (lessor) may terminate the contract immediately without any prior notice.
  • Proxy Cancellation Right: If the owner does not exercise the above right, the tenant agrees that the condominium management association may exercise the cancellation right on behalf of the owner.

2. Use of Parking & Bicycle Areas

Private Parking Usage

  • 1Vehicle Registration: Only pre-registered vehicles may park. Please provide vehicle details (model, license plate) when booking. If changing a rental car, notify us promptly.
  • 2Size/Weight Limits: The facility uses mechanical parking. The following limits strictly apply:
    ・Length: Max 5,050mm / Width: Max 1,950mm / Height: Max 2,100mm
    ・Weight: Max 2,200kg / Ground Clearance: Min 125mm
    * Vehicles with roof carriers or those exceeding these specs cannot be parked.
  • 3Key Management: The operation key is a loaned item. Copying or lending to third parties is prohibited. Lost/damaged keys require a replacement fee at actual cost.
  • 4Manners: Idling, revving engines, parking outside designated spots, and leaving valuables in the car are strictly prohibited.

Guest Parking

  • 1Eligibility: Tenants themselves cannot park here. It is strictly for "visitors" calling on the tenant.
  • 2Reservation/Time: Web reservations are possible from the 1st of the previous month. One use is limited to 24 hours (or the duration of guest room use).
  • 3Obligation: Please write your room number on the "Guest Parking Permit" and display it visibly on the dashboard.

Bicycle Parking

  • 1Parking bicycles outside contracted designated areas (e.g., common corridors, balconies, walkways) is strictly prohibited.

3. Shared Facilities (Guest Room & Party Room)

Available via reservation on the tenant-exclusive website. Fees are settled via the owner and must be paid separately.

Guest Room

  • ・Hours: 15:00 - 10:00 (Next day)
  • ・Fee: ¥10,000 / night per room
  • ・Limits: Max 2 adults per use, Max twice a month (up to 2 consecutive nights per use)
  • Subleasing Prohibited: Subleasing or private lodging (Minpaku) use by third parties is strictly prohibited.

Party Room

  • ・Hours: 10:00 - 20:00
  • ・Fee: ¥2,000 for 1st hour (¥1,000/h thereafter)
  • ・Limits: Max twice in the same month

Common Rules

  • Cancellation Policy: Cancellations of these facility reservations are subject to the same cancellation policy fees.
  • No smoking indoors, no pets, use by minors only is prohibited. Leaving large amounts of garbage or oversized trash inside the room is strictly forbidden.

4. Indoor & Roof Balcony Living Rules

Indoor Environment & Pets

  • Actions that transmit vibration or sound directly to shared walls (e.g., wall-mounted TVs, speakers) are prohibited.
  • No Pets: Keeping pets, as well as temporary visits or holding of pets inside the room, is strictly refused.

Proper Use of Plumbing

  • 1Do not pour waste oil (e.g., tempura oil) directly down the drain.
  • 2The retrofitting and use of disposers (garbage crushers) are prohibited.
  • 3Do not flush anything other than toilet paper (e.g., non-water-soluble paper) down the toilet.

Roof Balcony

  • 1No Fire: Barbecues, fireworks, smoking, etc., are strictly prohibited.
  • 2Laying artificial turf/wood decks, drying futons outside designated areas, or hanging futons over the railing is prohibited.
  • 3Feeding pigeons, wild birds, or stray cats causes a nuisance to neighbors and is strictly forbidden.

Notification of Long Absence

  • If you will be away from the room for 2 weeks or more, please notify the facility in advance.

5. Trash Disposal Rules

  • Please sort and dispose of trash at the designated place and time, according to the condominium's rules.
  • Leaving oversized trash upon moving out is strictly prohibited. Please process disposal in advance.

6. Cancellation Policy

Cancellations and changes to reservations (accommodation and shared facilities) incur the following cancellation fees.

Documents Required at Move-In

Upon moving in, you are required to fill out and submit the following documents. The facility will retain these at contract signing and properly notify the management association.

  • ・Pledge of Compliance with Rules
  • ・Pledge of Non-Affiliation with Anti-Social Forces
